How to Calculate Square Footage From Inches
The divide-by-144 rule trips up more people than any other part of measuring. Here is why it works and two ways to apply it.
To calculate square footage from inches, multiply the two inch measurements together and divide by 144. A surface 30 in × 48 in is (30 × 48) ÷ 144 = 10 square feet. You divide by 144 rather than 12 because a square foot is 12 in × 12 in.
Why the number is 144
A square foot is not “12 of something”. It is a square measuring 12 inches on each side, so its area is 12 × 12 = 144 square inches.
This is the whole source of the confusion. Converting a length from inches to feet means dividing by 12. Converting an area means both dimensions get converted, so you divide by 12 twice — which is dividing by 144.
The sanity check is a floor tile. A standard 12 × 12 inch tile is obviously one square foot. If your method says it is 12 square feet, the method is wrong.
Method 1 — convert first, then multiply
Divide each measurement by 12 to get feet, then multiply the results.
A countertop 30 in × 48 in:
- 30 ÷ 12 = 2.5 ft
- 48 ÷ 12 = 4 ft
- 2.5 × 4 = 10 square feet
This method is easier to follow because you can see the feet at every step, which makes it simpler to spot an error.
Method 2 — multiply first, then divide by 144
Multiply the inch measurements together to get square inches, then divide by 144.
The same countertop:
- 30 × 48 = 1,440 square inches
- 1,440 ÷ 144 = 10 square feet
Same answer, fewer rounding steps. With measurements like 37 in × 53 in, Method 1 gives 3.0833 × 4.4167, where rounding the decimals early introduces small errors. Method 2 gives 1,961 ÷ 144 = 13.62 sq ft cleanly.
Working in feet and inches
Real tape measures read in feet and inches, so most measurements arrive as something like “12 ft 7 in”. Convert the inches to a decimal, then add:

Where this comes up most
Tile. Tile is sized in inches but sold by the square foot. A box of 18 × 18 in tiles containing 10 pieces covers 10 × 2.25 = 22.5 sq ft. See the flooring guide.
Countertops. Quoted per square foot, measured in inches. A 25 in deep by 96 in long run is 2,400 ÷ 144 = 16.67 sq ft.
Drywall and plywood. Sold in 4 × 8 ft sheets, but openings and cuts get measured in inches.
Windows and doors. Needed when subtracting openings from a wall area calculation. A 36 × 60 in window is 15 sq ft.
The mistake to watch for
If an answer looks roughly twelve times too big, you have divided by 12 instead of 144.
A quick check: a normal room is somewhere between 100 and 400 square feet. If your calculation says a bedroom is 1,700 square feet, the conversion has gone wrong rather than the measurement.
