To convert square feet to square meters, multiply by 0.092903 (or divide by 10.7639). A 1,500 sq ft apartment is 1,500 × 0.092903 = 139.35 m². Going the other way, multiply square meters by 10.7639.
The factor is exact: one foot is defined as 0.3048 meters, so one square foot is 0.3048² = 0.09290304 m².
The conversion factor, and why it is exact
Since 1959 the international foot has been defined as exactly 0.3048 meters. Squaring that gives the area factor:
- 1 sq ft = 0.3048² = 0.09290304 m² exactly
- 1 m² = 1 ÷ 0.09290304 = 10.7639104 sq ft
So neither factor is an approximation — 0.092903 is simply the value rounded for everyday use.

Doing it in your head
For rough conversions on the spot:
- Sq ft → m²: divide by 10, then subtract about 7%. 1,000 sq ft ≈ 100 − 7 = 93 m² (actual: 92.9).
- m² → sq ft: multiply by 10, then add about 7.6%. 50 m² ≈ 500 + 38 = 538 sq ft (actual: 538.2).
Both are accurate to within a fraction of a percent, which is more than enough for judging whether an apartment listing is worth a viewing.
m², sqm, sq mtr — all the same unit
The square meter gets written more ways than almost any other unit, and listings rarely explain which they mean. They are all identical:
- m² — the correct SI form, and what you will see in technical documents
- sqm, sq m, sq mtr, sqmt — informal shorthand, common in property listings
- m2 — used where a superscript is awkward to type, such as spreadsheets and text messages
- msquare, meter square, square metre — spoken forms written out; "metre" is the British and international spelling of the same word
If a listing quotes "90 msquare" or "90 sq mtr", it means 90 m² — which is 969 square feet. None of these are different units, and none change the conversion.
Two units that are different and often confused with it: the square millimeter (mm²), which is a millionth of a square meter, and the hectare, which is 10,000 m².
Where each unit is used
Square feet dominate in the United States, Canada, the UK for residential listings, and much of South Asia and the Middle East. Square meters are standard almost everywhere else, and in most technical and legal contexts even in the US.
Property listings in India and the Gulf routinely quote both, which is why converting between them is one of the most common area calculations there is.
